Neighborhood Entrance Sign Costs – What To Expect.
The most common question our Sales Department receives is “How much for a monument sign, and do you install?”
There are two answers, or ways to approach your project.
Approach One: (full service, more expensive):
We can send out a local sign franchise to take a picture of where the existing sign is (or the new sign is to be).
We send the design to the sign franchise to show you.
We send the sign to the sign franchise, and they deliver and install it for you.
Total project costs on a typical HOA entrance with a double sided graphics sign monument with an on-site sign contractor:
Sign monument – $10,000 our manufacturing costs + 50% sign franchise markup = $15,000 sign cost
Installation – $5k sign franchise charges to dig two holes and mix concrete
$15,000 + $5,000 = $20,000
OR
Approach Two: (around half the costs):
You send us a picture of where the existing sign is (or the new sign is to be) along with measurements (example: “our sign is 60 inches tall x 120 inches wide”).
We send the design directly to you.
We send the sign directly to your property.
Total project costs on a typical HOA entrance with a double sided graphics sign monument:
Sign monument – $10,000 our manufacturing costs
Installation – $50 in bag concrete + two hours labor for two people
$10,000 + $50 = $10,050 and two hours labor for two people.
We are of course happy to proceed however you choose. Either way, we manufacture the monument and deliver it. The process is however faster getting any design revisions and such to your HOA directly. Two adults can lift one of our (for example) 5′ tall x 10′ wide sign monument and position it easily at around 175 pounds. As to the two hours labor – if you can install a fence post in the ground at the end of your driveway, you can install our product. You will need:

Our products are design and produced to be installed directly on the ground. There is no need for a massive concrete slab.
What about Permitting?
If your property is in an area that requires a Sign Permit, a local sign franchise (Approach One) knows current Code and will handle this for a project management fee + the permit fee. Approach Two – do a google search for your local sign permit application, download and email us the PDF, and we will complete it for you to submit. You will pay the Permit Fee directly to the City (or County), eliminating any additional costs. We do however require our project deposit to perform this service (no, we do not help get permits without a commitment to your project).
How much are Sign Monuments?
1. The most cost effective sign monument solution is a stucco only monument. We can make any size, and shape, and in any color combination. We add dimensional graphics, so the product arrives fully assembled, ready to position in place.
This was new unit to replace an existing dilapidated sign. It has single sided graphics. This sign monument cost was around $10k delivered.
2. The next price level up sign monument solution is a stucco with faux masonry monument. We can add faux wood texture, brick patterns, and/or stone to any stucco monument for an additional cost (and priced in that order least to most expensive). Our faux masonry effects are hand-tooled and look incredible. We can make any size, and shape, and in any color combination. We add dimensional graphics, so the product arrives fully assembled, ready to position in place.
In this example, the community needed a modest-sized monument but the faux brick MUST match the leasing office the sign would be installed next to. They sent us a camera phone picture of the brick, and we matched it dead on. This example ran around $12k delivered with double sided graphics.
3. The top price level up sign monument solution is a sign monument with integrated lighting. We can recommend ground lighting fixtures and solutions, or for those looking for something very dynamic, we can integrate LED lighting! We can make any size, and shape, and in any color combination. We add dimensional graphics, and can do back halo lighting, drop down lighting, lit up letters or lights behind letters – you name it! Your the product arrives fully assembled with everything wired to a junction box for you to make connection once you position in place.
In this example, a coastal community wanted something “fun” that stand out at night. This example ran around $27k delivered with double sided graphics.
Can we use or modify what we have?
While every entrance sign monument is a ‘new project,’ we can of course integrate (recycle) any existing sign elements if at all possible to save costs. Send us photography of what you have on site, and we will gladly recommend any cost-saving options.
